A Strategic Acquisition
In the picturesque town of Bracebridge, Ontario, our latest venture began with the acquisition of a sprawling 20-acre plot of vacant land. The property was purchased off-market and below market value thanks to our off-market acquisition lead generation system.
We decided to purchase the lot due to it's prime location on Highway 118 E Street, which is highly desirable in the local market and when analyzing comparable properties has one of the lowest DOM in Rural Bracebridge. That means lots and homes on this street normally sell fast, which is always a good indicator of a successful development site.
Lastly, due to the low purchase price and prime location, the property demonstrated a strong potential for a high-return with minimal capital expenditure, criteria that works well with our strategic goals for efficient growth and profitability. When it comes to land development, we like low risk, low capital intensity, and quick turnaround time. This fit the bill.

Seamless Planning and Approvals
Our team embarked on a journey to transform this empty canvas into a lucrative investment opportunity, starting with the meticulous planning and permitting phase. After a high level feasibility study, given our general strategy, risk tolerance, and targeted return, we determined the most efficient use would be a single family rural dwelling. We envisioned a 2000 square foot modern farmhouse—an aesthetic blend of traditional charm and contemporary design. Through collaborative efforts with local authorities and our expert planners we successfully designed and secured all necessary approvals, allowing us to position the property as 'build-ready' for an eager market.

Efficient and Profitable Turnaround
One of the most remarkable aspects of this project was its swift turnaround time. Going through acquisition, planning, permits, and resale, in just 6 months. Never even hitting the market, selling the "build-ready" lot to a local builder thanks to an aggressive social media promotional campaign.
Remarkably, this unique value add approach didn't require us to put a single shovel in the ground. All of the value is created on the acquisition, and the entitlement process (i.e Getting approved building permits). Ultimately showcasing our focus on simple, low risk projects as well as our strategic foresight in maximizing return on investment through smart planning and market positioning.

A Market-Ready Success
Our strategic decision to sell the property off-market as a 'build-ready' lot to a local custom home builder with entitlements proved to be a masterstroke. This move not only expedited the sale process but also significantly enhanced the value of the transaction, achieving an impressive 39% return on investment after taxes, interest, and misc.
This sale strategy not only highlighted our deep understanding of market dynamics but also our expansive reach and network of buyers, investors, and builders. Most of which is thanks to our extensive digital marketing footprint, aggressive social media campaigns, and email database.
